4 November 2026

Episode S6E11

This short series looks at the rise of Senior Co-Housing with Patrick Devlin, the architect who designed the first UK example, the much studied New Ground project in North London. In Part 2 our focus is on ‘lessons learned’ and how the project has evolved in the decade since it launched and gained global attention.

About Patrick Devlin

Patrick Devlin received his Diploma in 1990 from the Bartlett School of Architecture, University College London, UK and went on to become a Managing Partner at Pollard Thomas Edwards (PTE) for 23 years while developing their co-design and social value offers and the Happy Homes tool for social value in design which launched in 2024. He led the consultant team researching and writing the HAPPI report (Housing our Ageing Population: Panel for Innovation) which is known throughout the UK as the benchmark publication for social housing. He also teaches at Newcastle University in England.

This year, he became consulting architect to PTE. Patrick has also been front of the curve in the CoHousing movement, as among his award-winning projects is the internationally celebrated New Ground Cohousing project in Barnet, North London a project which was completed over ten years ago, and the topic of this podcast episode.
